May 16, 2005 I am selling my week 52 at the Royal Mayan... this is New Year week every year, the single best and most sought out week of the year... Furthermore, my villa is A 702, which means it is on the seventh floor in one of the middle buildings so it has an unbeatable superbly beautiful view of the swimming pools, Palapa restaurant, Mayan gardens, and the ocean. To top it off... in the year 2007 the Royal Mayan will be sold... you will participate with the developers in the sale, and you can expect it will be like hitting a jackpot in a Casino, because the appreciation of the land has been from $4 per square meter when the Royal Mayan land was purchased to more than $7000 dollars per square meter (today) if you could get it, because land is all sold out on the beach of CanCun... and it might be worth much more in 2007... As for the Royal Mayan itself... I suppose you know it is one of the Royal Resorts, which is rated as one of the best timeshare properties in the world today, even higher than Disney (which are right-to-use) and Marriott (which are great but they are not all in Can Cun). In my opinion it is the single best Royal Resort, because it is located next to the Royal Caribbean and Royal Islander which add to its pleasures, on the best beach of Can Cun island, and it has the best location of the three resorts that are together in relation to Kukulcan Avenue and Captain's Cove... it makes a difference when you decide to walk to Kukulcan Avenue, or you are forced to walk because the shuttle bus just left a few minutes ago and you don't want to wait for the next one. Rent for New Year week is anywhere from $2200 to $2500 for the week, this gives you an idea of how much it is worth... Maintainance is about $670, so if you would just subtract maintainance cost from rental, it leaves you a net profit of $1500 to $1700 clean... At 5% interest, which is more than most banks will give you, or more than a good bond will yield today, you can see that the value is far more than $18,000, in fact it is worth almost twice as much. I am FORCED to sell, because my business requires an investment right now, so that is the only reason why I sell it, because buying at the Royal Resorts in Can Cun is the single best and most pleasureable investment I have ever made in my life, I mean: better than any car, any land, any television, or any machine of any kind that I ever bought. So... if you are reading this notice, for YOUR SAKE I hope you buy it and you will enjoy it and I am pretty confident that you have made a great decision that you will never regret. If you DO regret it, you can sell it in a moment, because you are buying at an excellent price and there are many people always ready to buy week 52, and more if it is at the Royal Mayan.
